SUBDIVISION LAYOUT & DESIGN

Using a combination of deed research and on-site data collection, Benchmark Surveying and land Planning produces accurate determination of property lines and easements for legal records and establishes clear monumentation of property corners for convenience of property owners. Boundary surveys are invaluable when buying or selling property, subdividing land into parcels, constructing fences and other improvements near the edge of a property line, or resolving boundary disputes.

"Topo” surveys record property features in three dimensions. The use of elevation allows for land contours to be determined - a crucial factor for many land uses, especially with regard to drainage. Natural and manmade features are also noted such as embankments, ditches, trees, and bodies of water. Data gathered from a detailed topo survey is an important resource when planning improvements to a given piece of land.

Subdivision layout and design demands accuracy and consistency for a high-quality end result. An expertly conducted layout is the first step for any construction project. Construction efficiency and regulatory agency approvals are always easier to achieve when key features are clearly and correctly marked through an accurate survey.

PROPERTY DISPUTE  &  LITIGATION RESOLUTION

Disputes can usually be peacefully resolved through a land survey. Unfortunately, that isn’t always possible and if the land survey does not resolve issues, then you may need to go to court. Benchmark Surveying and Land Planning has extensive experience in providing expert witness, litigation support, documentation, and mediation services for cases requiring the expertise, education, and experience of and independent Licensed Land Surveyor.

CONSTRUCTION SURVEYING & LAYOUT

A plan (similar to a standard overhead view map) showing the horizontal location of various features, and a profile that provides a vertical “side view” of the same area, noting elevation and subsurface features, when correlated, form what is essentially a three-dimensional survey. A plan & profile is most often used to plot an extended linear feature such as a roadway, pipeline, or structure.

RIGHT-OF-WAY SURVEYING

Knowing the location of easements and rights-of-way is vitally important for property owners who intend to add improvements to their property. Utility companies and highway departments maintain access rights to these portions of land, thus only certain types of improvements are permitted. In the case of electric and gas utilities, safety is another factor to consider when planning improvements.

WETLAND SURVEYS

Exhibit the horizontal limits and size of wetland areas as determined in the field for mitigation, agency reporting, and land planning.

HOUSE LOCATION SURVEYING

A comprehensive house location survey is an important first step for prospective homebuyers. These surveys indicate building dimensions, lot improvements, easements, setbacks, boundary restriction lines and other information required by lending institutions

Thomas E. Nichols, P.L.S.

Mr. Nichols has over 30 years of extensive experience in all aspects of surveying and land planning with the continued ownership and day to day operation of Benchmark Surveying and Land Planning for more than 25 years, all the while staying current with technological advances and procedures. Thomas has spent 4 years as a member of on the of Santa Rosa County Planning & Zoning Board and 2 years as  Chairman of the board. Multiple years’ service as the Santa Rosa County Surveyor and former President of the Panhandle Chapter of the Florida Society of Professional Land Surveyors .  Throughout his years of experience, he has acquired over 75 years of records for both Escambia & Santa Rosa Counties.
